This Seattle homeowner wanted a space where they could enjoy sunlight and neighborhood views without being limited by the region’s rainy seasons. The solution was a custom sunroom extension designed for year‑round comfort. By bringing in abundant natural light and creating a natural transiton between spaces, this project added both everyday livability and long-term value to the home.

Laying the Framework

The early stages of framing included newly installed wall studs and ceiling joists. This phase laid the foundation for a solid, insulated space, while also determining how the new room would tie into the existing home’s roofline and siding.

Strategic openings were framed for windows to maximize natural light. This step marked a major visual transformation, turning the overhead structure into a true second-story addition. Below, the original garage space remained undisturbed and continued to serve as a workshop during the build.

Structure in Place,
Windows on Deck

From an exterior angle, you can see how the sunroom sits above a previously open driveway that leads into the garage, adding usable square footage to the upper level. Careful planning was required to integrate the addition with the home’s existing structure while maximizing light and views. We reinforced the platform and ensured all supports met structural codes for long-term durability

Finished with Character and Comfort

The finished sunroom blends cozy design with custom craftsmanship. The dark wood ceiling adds warmth and pairs beautifully with the checkerboard tile floor, balancing the playful pattern below with a cozy, natural finish overhead. The floor also brings a fun, vintage-inspired touch, and every detail was chosen to give the space a timeless feel that’s perfectly suited for a reading nook, hobby room, or sunny morning coffee oasis.

Sunlight, Airflow & a View

On two of the outward-facing walls, energy-efficient windows flood the room with light and frame views of the backyard. These double-hung windows can also be used to improve airflow and are an all-around effective way to bring in a bit of the outdoors, without compromising comfort.

A (Nearly) Seamless Transition

To create an open flow between the sunroom and the rest of the home, we installed French doors with full-glass panels that connect the rooms whether open or closed. The subtle floor threshold maintains a visual boundary, while the natural light spilling into the dining area maintains a smooth connection that enhances both the functionality and charm of the expanded layout.

Compact but Versatile

Despite its modest footprint, the room feels open thanks to the abundance of natural light and clean finishes. This view facing the French doors shows how the interior maintains a bright, unified palette with natural wood elements. Efficient use of wall space allows for flexible furniture arrangements or decorative accents. Rooms like these are proof of how big of an impact small spaces can have in a home.

What was once just open-air above the driveway is now a thoughtfully designed sunroom that feels like it has always been part of the home. With natural light, timeless finishes, and a versatile layout, this addition enhances both the function and feel of the home. This custom sunroom extension not only reflects the homeowner’s vision, but now that serves as a daily retreat, rain or shine.
